Our proactive Property Team at Wannops will advise you on your transaction from start to finish. No two property sales or purchase transactions are the same, whether that be because of legal issues, lengths of chains or the cooperation between buyers, sellers or agents. Our south coast team of qualified, well-versed property experts will approach every situation individually, providing tailored advice.

Working with a Wannops Property Lawyer / How we Work

You will immediately be provided with a dedicated qualified lawyer from our property team, with whom you’ll have excellent communication and direct email and often telephone access. Once instructed, our property team will also act for your mortgage lender at no extra cost. In addition, we are panel members with most mortgage lenders, enabling us to bring the completion of your mortgage to a swift conclusion.

We’re a Law Society Conveyancing Quality Scheme member and pride ourselves on being entirely independent, meaning we don’t engage with estate agent referral schemes. Instead, we have built strong working relationships with all professionals in the residential conveyancing process.

Estimated Fees

Our estimated fees cover your sale or purchase progress from receipt of instructions to completion and all post-completion formalities, including the submission of your Stamp Duty Land Tax Return. Our fees also include acting on behalf of your mortgage lender, where applicable. All our conveyancing transactions are fixed prices with no hidden costs.

If we encounter unforeseen or unusual problems during your transaction, we will discuss this with you and may have to increase our estimate based on the hourly fee rate.

We’ll work hard to ensure your matter progresses as quickly as possible. It usually takes between six to eight weeks from instructions to the exchange of contracts. It’s important to remember that individual factors can impact this timeframe, which we’ll do our best to mitigate. If you have a particular timescale in mind, let us know.
